Land, Apartment or House in Sri Lanka: Which Should You Buy?

Apartment buildings and houses in a Sri Lankan city

With one budget you can often choose between buying land and building, buying a new apartment, or buying a house. Land gives you the most control and the most work. An apartment gives you a finished home with shared upkeep. A house sits between the two. This guide compares them so you can match the choice to your plans. It is general guidance, not financial or legal advice.

What do you get with each choice?

Start with what you want to own at the end.

  • Land: a plot you own outright. You decide what to build and when, within the approvals.
  • Apartment: a finished unit in a building. You own your unit and share the common areas, such as the lift, the roof and the grounds.
  • House: a home on its own plot, ready to live in, or a new house from a developer.

What does each one cost you?

The price you see is not the whole cost. On LankaNewHomes, 259 of the 349 land listings publish a price per perch, from Rs. 65,000 to Rs. 6,950,000 (October 2026), so the same budget buys very different land depending on the area.

  • Land: add the cost of building, approvals, a boundary wall and utilities. Building costs come after the purchase, often over years.
  • Apartment: add a monthly service charge for the shared areas, and legal fees at purchase.
  • House: add legal fees, and keep a repair budget for an older house.

How much work and risk do you take on?

Each choice moves the work to a different person.

  • Land: the most work. You manage the builder and the approvals. The main risk is the title, so check it before you pay.
  • Apartment: the least work once handed over. The main risk is a late or unfinished building, so ask the developer the right questions.
  • House: little work if it is finished and in good repair. Ask for the deed, the approved plan and the condition of the structure.

Which one suits you?

Match the choice to how you plan to live and how long you will stay.

  • Choose land if you want to build your own home, can wait, and have a trusted builder and attorney.
  • Choose an apartment if you want to be close to work and services, want shared security and want to move in without managing a build.
  • Choose a house if you want a private garden and a finished home now.

What should you do next?

Write down your budget including the costs after purchase, the longest commute you accept, and when you want to move in. Then look at two or three options in each category in the same area, and ask an attorney-at-law to check the documents before you pay.

See what your budget buys.
