Kollupitiya, also called Colpetty and officially Colombo 3, is a seafront suburb in the Colombo Municipal Council area, on Galle Road and Marine Drive between Galle Face to the north and Bambalapitiya to the south.

It works mainly as a commercial and diplomatic district rather than a residential one: several embassies and high commissions are based here, along with government offices including Temple Trees, the Prime Minister's official residence. Its best-known landmark is the Galle Face Hotel, open since 1864, next to Galle Face Green.

Kollupitiya has its own railway station on the Coastal Line, and Galle Road bus routes 100, 101, 102 and 400 run the length of the suburb. Galle Road itself can be heavily congested at peak times, and there is no expressway interchange within the area; the nearest, on the Colombo-Katunayake Expressway, is a considerable distance away. The Port Access Elevated Highway, under construction nearby, was reported in 2026 to be in its final stages, with its Galle Face section due by mid-2027.

Shopping is concentrated at Liberty Plaza and Crescat Boulevard, both on or just off Galle Road, and Durdans Hospital and Nawaloka Hospital are within about a kilometre. Bishop's College, Methodist College and Mahanama College are the established schools in the area. Galle Face Green, the long seafront promenade, is the main open space and a fixture of evenings and weekends for people across this part of the city.

Beyond the highway works, the other change reported for the area is a multi-year public-private programme, launched in 2026, to dredge and clean Beira Lake just to the north; its results are not yet confirmed. New residential developments in Kollupitiya are listed further down this page.

Given its embassies, government offices and hotels, Kollupitiya tends to suit buyers who want a central, high-profile address close to diplomatic or corporate work, as well as those drawn to the seafront and the Galle Face Hotel end of Galle Road. It is a common search area for anyone who wants to be within walking distance of the Fort and Galle Face without living in the Fort itself.
