Mount Lavinia is a beachside suburb on Colombo's southern coast, between Dehiwala to the north and Ratmalana to the south, inside the Dehiwala-Mount Lavinia Municipal Council in Colombo District. It lies about 13.5 km from Colombo Fort by road along Galle Road (A2).

The suburb is best known for the Mount Lavinia Hotel, a colonial-era building on the headland that Governor Sir Thomas Maitland built as his personal residence in 1806, before it was sold and converted into a hotel in 1877. Below the headland runs a beach strip, often called the Golden Mile locally, lined with restaurants and bars. The suburb takes its English name from the same residence.

Mount Lavinia has its own Coastal Line station, about 14 km from Colombo Fort by rail, with a timetabled journey of around 19 minutes. Road journeys to Fort take roughly 20 to 30 minutes outside peak hours and noticeably longer in the 7 to 9 am and 4 to 7 pm rushes on Galle Road. The nearest Southern Expressway entry is at Kottawa, about 13 km away by road. The Coastal Line through the suburb is not yet electrified, though conversion has been proposed (see below).

Established schools, including S. Thomas' College, Science College and Girls' High School, are based in the suburb, and Colombo South Teaching Hospital at Kalubowila is a short drive inland. Galle Road carries a run of shops and supermarkets, including an Arpico Super Centre and a Singer Mega outlet, and the beach itself, together with the restaurants and pubs along the shorefront, forms the main gathering point for residents and visitors.

A June 2026 government plan lists the Coastal Line between Colombo Fort and Panadura, which runs through Mount Lavinia, among the corridors due to begin conversion to electric trains from 2027, though no construction had started at the time of writing. New residential developments in Mount Lavinia are listed further down this page.

Mount Lavinia tends to suit buyers who want an established beachside address within commuting distance of central Colombo: professionals who use the Coastal Line or Galle Road to reach the city, families drawn to its long-running schools, and buyers looking for a home near the beach strip itself.
